HOLIDAY TRASH PICK-UP (both Christmas and New Year): Residents scheduled for Bulk and Trash pick-up on Wednesday will move to Thursday, Thursday to Friday and Friday to Saturday – both holiday weeks!
Lighting is being added at the main common area by the Teen Section (2), Main Park playground (3) and the solar lights have been replaced at Sage Brush Park & Lake Ray Hubbard Drive.

YARD OF THE MONTH: The Yard of the Month winner is The Vitar Family on Tombstone Drive! They will have the honor of having a beautiful Yard of the Month sign and a beautiful trophy to keep. Here is a website that showcases all the entries.

COMMUNITY SURVEY and VOTING: Has been mailed and posted on the Official Facebook Page and TR website. This is to understand homeowners’ thoughts on what you would like to have here at TR in the coming years, as well as voting on • updated trash can rules (5’ back from the corner of the home); not requiring trees; adding paint colors for doors and additional roof colors as well as metal roofs.

  • Vote YES if you agree with TREES no longer being required; trash cans not requiring a screen – just stored 5 feet back from the corner of the home; new front door and roof colors; metal roofs with the same existing requirements in CCRs for asphalt roofs and being reviewed and approved on a case-by-case basis by the Board of Directors so they are standardized.
  • Vote NO if you don’t agree with all the proposed changes.

The Survey is for potential amenities to be added to the community. We are looking to understand the direction YOU would like for the neighborhood. Once we have a direction we will review costs through bids, etc. and discuss in further detail with all homeowners at an open Board meeting. The Board would like to have in person meetings where the community sets the agenda perhaps on a quarterly basis. We are looking into locations for these meetings.

PURCHASE OF LAND:  (17.25 acres) behind the second pool for community use to be determined perhaps as a fishing dock, park, kayak-paddleboard-canoe, etc. was completed at the beginning of December.

NEXT MEETING: Next Board of Directors Meeting is January 8, 2025 at 6pm.

UPDATES:

  • TREES BEHIND STOP SIGNS – All the trees behind the stop signs have been trimmed, please let Charmaine know if any were missed.
  • NEW BASKETBALL NETS will be installed next week
  • HOSE REELS were installed at the Dog Park and the Main Pool
  • POUR AND PLAY SCHEDULED – Depending on weather, they should begin February 1st. They will begin with Sage Brush Park, Weeson Park, 2nd pool playground, and then kitty playground inside the main pool pavilion last. AND the splashpad.
  • BULLETIN BOARDS – Bulletin Board at Sage Brush Park has been replaced and new pool has a double bulletin board for complete pool rental in the spring…stay tuned for rental options…
  • SOLAR LIGHTS have been replaced at Sage Brush Park and Lake Ray Hubbard Drive.
  • 2ND POOL – HAS BEEN FINISHED we have power and the plaster has been poured. We have also added a bulletin board for general information, including details on renting the pool! Stay tuned for more updates!
  • NO SOLICITATION SIGNS – will be installed in January – signs have been purchased.
  • ROAD HUMPS AT FIELDCREST – on Old Oaks between Lasara Drive/Sunnyside Drive to reduce speeding & cut-through in the neighborhood to Hwy 80 – are shipped and will be installed in January. “NO THRU TRAFFIC” signs have been installed at both entrances as well.
  • 50/50 SIDEWALK REPAIR AGREEMENT – is being approved by MUD to enable the Association to manage the repairs after MUDs approval and then bill MUD and the homeowners their 50/50 portion – we will update once the agreement is completed and begin work on many in the community. Still awaiting contract completion by MUD
  • BIDS – In the process of getting bids for vendors. (landscaping, electrical, pool monitoring, portering, etc.)
  • FLOCK CAMERAS – Have been installed at Sage Brush Park, the main pool, and second pool. We had to relocate two of the cameras to have them wired in so this should be completed before the year ends.
  • FADED SIGNS – Faded stop sign at Grimes and Rains County is being replaced as well as the faded sign at Travis Ranch Boulevard and Bend Court.
  • STILL: COLOMA/ TR BLVD – has been temporarily repaired with tar until a complete repair will be scheduled – MUD is trying to enforce the warranty on these new streets by the builders who poured them.
  • RENTAL/LEASING REMINDER – If you are not on the “grandfathered” list approved for leasing, you may not lease your property. We reached our 10% leasing cap in August of 2020. Leasing sites are monitored daily to violate/fine any unauthorized rentals.
